I found many, many available blocks of land in Parramatta's greater region, I thought I'd increase the land size to 830m square to be fair to you, yet $636,900 was the guide.

2,500,000 for 638m square or $3,918.50 per square metre on the Northern Beaches
636,900 for 830m square or $767.35 per square metre in Parramatta

Being a CBD, I don't think there would be many if any vacant blocks of land are available. Most would be for commercial purposes which won't come cheap. Most of us live in the Hills District ie Dural, Kenthurst, Pennant Hills, Castle Hill, Cherrybrook etc 24 Vacant Lands for Sale in Castle Hill, NSW, 2154 | Domain.

It's only a 40-minute drive down the M2, Mona Vale Rd then Barrenjoey. I do this trip at least once a week. It's quicker to get there than Penrith.

I would think this would work against us in recruting and certainly hinders our fan base and possible long term viability.
Having a lack of rugby leage fans and manly fans in our homeland due to demographics is a challenge moving forward

I suppose thats why we were bussing parra juniors into our local comps , which is starting to reap dividends
