Brookie plan: `win-win’ for everyone
Aug 09 @ 05:26pm by JOHN MORCOMBE Manly Daily

THE possible commercial redevelopment of the southern end of Brookvale Park has received a ringing endorsement from the Sea Eagles, who say it will give the club a better chance of getting federal funding for the oval.

Sea Eagles co-patron Kerry Sibraa said it has the worst facilities in the National Rugby League, but while the Federal Government has given $8 million for Leichhardt and Campbelltown ovals, it has given nothing for Brookvale.

An options paper, prepared by Warringah Council staff and discussed with the councillors last week, put forward three options for Brookvale Park: a commercial development at the southern end of the park that could be rented for a profit, getting rid of the football stadium and returning the area to parkland, or leaving it as it is and continuing to spend ratepayer money maintaining it.

The local environment plan (LEP) for the area only allows developments up to 8.5m and the park is zoned community land, so any commercial development would require a rezoning and an amendment of the LEP, as well as a new plan of management for the park.

“This would be a win-win for everyone,” Mr Sibraa said. “It would be good for the Sea Eagles and good for the community.

“If the commercial development of the southern end of the park is approved, we could then go to the Federal Government and seek further funding under the stimulus package.”

Mr Sibraa said the club would like to build a grandstand on the hill containing community facilities, which could be built using federal funding for infrastructure projects.

Sea Eagles chairman and co-owner Scott Penn also welcomed the proposal. “For some time the council has been looking to reduce the cost of maintaining the oval, of which we are a significant tenant,” he said.

Have your say: What should happen to the site?

Warringah Mayor Michael Regan has given in-principle support to the commercial development of the southern end of Brookvale Park.

But he said it’s something to which the community has to agree.
